The best way to find a realtor is through recommendations, so ask friends and family for references. Most importantly, ask realtors questions to see how well they know the local market. Some realtors specialize in some geographical areas or types of homes, so make sure that the realtor has the specialty you need. Be very clear about the commission the agent will charge and what he will be doing to earn that commission. You should interview at least three agents before hiring someone and don’t be afraid to fire an agent who isn’t performing to your expectations.

When choosing an agent, be sure that they have experience in neighborhoods that interest you. That way, they’ll know what’s available and in what price range. If you’re listing your property, then a good agent will know the market well enough to set an optimum asking price attractive to both seller and buyer. Be sure that communication stays open and phone calls are returned. Some agents employ assistants to handle much of their legwork. If this is the case, then be certain your agent is the one present when it comes time to check the contracts and close the transaction.

As in any other business, there are good and bad realtors. A buyer’s agent works only for the buyer and is bound to represent you above all other interests. A seller’s agent works only for the seller of the home. This means that they only look out for the seller’s interest. If you are using a disclosed dual agent, then the agent works for both the buyer AND the seller. This often happens when an agent sells a property that they have also listed for sale. Obviously, this is a conflict of interest. As a home buyer, you’re better off working with an agent who works only for you.

Although realtors provide valuable services, they aren’t legally required to be involved in a transaction. In fact, many people choose to bypass realtors and opt for the For Sale By Owner route, which save on fees. However, selling a home takes a lot of time and this is what makes realtors so valuable. In the current real estate market, you’ll find that most agents are willing to work around the clock to get your business. Be picky when choosing an agent. They could end up making a big difference when buying or selling your home.
