First time buyers in particular need all the help they can get when buying a house. Buying a house has a lot of things that needs your focus and undivided attention. There is really no clear cut ways on how to make sure you have a hundred percent smooth, problem free purchasing process. As a first time home buyer, there are a lot of things that you need tobe familiar with and a lot of things that you need to be prepared for. However, here are three useful tips that you can use as you buy a house:
1) Hire a real estate agent – The first thought that may come on your mind with this kind of advice is that, may be this is some kind of trick. However, all the bad things you hear about real estate agents may be true, some of them might even be worse, but you need to also be open minded and believe that there are also trustworyth real estate agents. You need to realize that there is a crook everywhere, whether in the ranks of police, military, corporations, it’s all the same. Another thing that you need to realize is that you also need to adapt how corporations and other establishments hire people; they do interviews, ask and talk to the character references, check their backgrounds and other things. So when you want to hire a real estate agent, be sure to interview them, ask and check their character references, call and talk to their previous clients, check what associations and organizations the agent is related to. Check how many properties the agent has sold for the past two years and see if there are any complaints made agains the agent. Ask also referrals from people you trust like yur family and friends. You need to understand that it is your responsibility to screen who will work for you and who will work with you.
2) Do not be lazy and do the leg work – You need to set aside ample time when you decide to buy a house. You need to understand that by law, your real estate agent cannot comment on some things that may concern you when you are deciding to select the property that you want to buy. One good example is that your real estate agent cannot comment about the neighborhood or about the area’s peace and order. So you need to do your own investigation and do some leg work like checking the local precint and ask for the report about the rate of crime on the area. Ask and talk to the people on the neighborhood, as well as observe the sorroundings. Aside from checking the location, you first also ned to decide what kind of house you want and need. Do you want to buy a house that is near a beach? or more on a beachfront property? Do you want a house that is near your work or a specific establishment like a school or a hospital? These are things that you need to determine first and work first by yourself.
3) Finances – You need to make sure that your finances are available. IF not, get it in order the soonest possible time. Make your finances as stable as possible and do not engage on other big purchases or job changes while you are still on the process of buying a house or even if you are just a year that has been paying for the mortgage loan. You need to understand that after buying a house, you are committed for a long time to pay your mortgage loan that will affect a lot of things in your life if you do not make good on your payments.
